The house was built 1985, half house area has a basement, and a fully built up upper floor under the roof (Mansarde).
It has a full thermal protection, and the roofing was renewed in 2005.

Location: Approx. 6.8 km after the Phyrn Pass Road, or 1.5 km before the Hinterstoder town.
In town are hotels, shops, restaurants, pensions, and a toll road and a cable way to the “Höss” resort, a paradise for skiing and hiking. The upper cable car station is at 1.850 meters.
Along the Steyr river and all around Hinterstoder are lovely hiking trails and convenient pedestrian ways.
The land is on a slope, and has a large lawn area, the rest is forest. It is well shielded from the main road.
At the lower end is a forested steep slope, down to the "Steyr river" about 30 meters below.

Under current law, it would be impossible to get a building permit for such a jewel in pure nature, with no neighbors in sight.
An ideal place for those, who value privacy and undisturbed living.

Basement: Concrete filled shutter blocks, fully plastered and painted, easy cleanable epoxy floor, 2 rooms.

The kitchen is newly tiled and has a traditional wood fired stove.
Upper floor: Kitchen, 3 rooms, bathroom with WC.
The almost new kitchen has built in ceramic stove, built in oven, fridge and freezer.

The house has 2 chimney systems, which will allow the installation of wood fired stoves in every room.

All windows were renewed 1998, by expensive wood/aluminium turn/tilt type, with external aluminium shutters.

Garage is built in very good standard, with same windows as in house, a solid concrete slab between garage and roof store, and a good quality roof. One gate has remote controlled electric drive.

Other details:
An energy saving central gas heating is installed in the house, with external liquid gas tank.
Clean drinking water is from own well.
Drainage is connected to the municipal network.
The house is generally in a good condition and of a qualitative building standard.
All Floors in the ground floor were renewed in 2010.
The 200 liter water heater and all heating radiators were replaced in 2010.
At the land are frost proof foundation, on which structures such as animal stables, green houses or cages for birds of prey could be erected.
There is also a shed built of solid granite, which could be used i.e. for barbeque.
An “energy certificate” with good values was obtained.
